Experience and courage

Michal Fictum – Developer

The Sisters project is the work of a team led by developer Michal Fictum, who has been active in and around Pilsen for more than two decades. Starting with small projects, he has gradually worked up to large-scale residential complexes, delivering hundreds of apartments in recent years. One of his largest projects is Triangl Park Pilsen – three phases comprising fourteen residential buildings with more than 650 apartments across an area of over four hectares.

Sisters, however, is more than just another residential development. It is a bold vision that aims to change the face of Pilsen and to introduce architecture unlike anything Pilsen has seen before. Michal Fictum is deeply committed to Pilsen. He regards this project as more than just an investment – it will be a lasting contribution to the city’s modernization and development.

The architectural concept of Sisters is based on simplicity and elegance. Just like true sisters, the two towers support each other and are connected into a single, inseparable, harmonious unity.
The project’s lead architect is Ing. arch. Václav Ulč from the AVE architekt studio.

Ing. arch. Václav Ulč

“High-rise buildings give a city energy and self-confidence. The Sisters project will be a mirror to Pilsen Cathedral, our irreplaceable principal landmark, and will not overshadow it.” Václav Ulč is a licensed architect and Chairman of the Board at AVE architekt, where he has worked since 1995 as Chief Architect and Studio Director. He has worked on a wide range of prominent buildings in and around Pilsen. His list of achievements includes, among other things, the design of the Pilsen 2 municipal district town hall (which received the Czech Republic’s Building of the Year award in 1999), the Hannah department store, and the central fire station in Košutka. One of his best-known projects from recent years is the Ypsilonka mixed-use building, which is considered one of the city’s contemporary landmarks. Václav Ulč regularly takes part in architectural competitions, and in 2022 his team was awarded first place for their design of a swimming pool in Borská pole.

Ing. arch. Jan Jiran

“The entire project is designed to combine residential living, office space, and leisure activities, creating a vibrant urban zone that is not closed off to residents only, but naturally engages the surrounding community.” Architect Jan Jiran is one of the two authors of the “embracing sisters,” the SISTERS high-rise project in Pilsen. He is a licensed architect and an active member of the Czech Chamber of Architects. He has been working at AVE architekt since 2019, where he collaborates with a team of architects and engineers on large-scale developments as well as urban studies. His portfolio includes, for example, the conversion of garages into the headquarters of Osvětlení s.r.o. in the Bory district, the Trafostanice residential building in Doubravka (currently nearing completion), and the design of development blocks III and IV in the Borská–Sukova area of Pilsen. Prior to joining AVE architekt, he spent four years at INDBau DESIGN, where he focused on design and project documentation for residential and commercial buildings.

Ing. arch. Martin Šenberger

“Every part of the Sisters project has a distinct atmosphere and color scheme, and the overall quality will be very high. We call it understated luxury with an emphasis on well-considered detail.” Martin Šenberger, who designed the interior of the building, is a renowned Czech architect who has been part of the architectural firm MAR.S ARCHITECTS since 2014. Before that he gathered extensive international experience working for a range of well-known architectural firms. He specializes in commercial and private buildings as well as interior design, and MAR.S ARCHITECTS has won several prestigious awards. His most notable achievements include the Foyer co-working hub and a family house in Dolní Malá Úpa. Martin Šenberger studied architecture at the Czech Technical University in Prague and at the Technische Universität Wien, where he developed a design philosophy based on innovation, attention to detail, and user-friendliness.

A symbiosis of history and the future
in a single concept

In close proximity to the Sisters project stands the iconic Škoda Hotel. This building, which was formerly one of the symbols of Pilsen, has long awaited its rebirth and will undergo a complete reconstruction in the near future.

The project calls for a complete reconstruction and a return to its original purpose – a modern four-star hotel with approximately 200 rooms, conference facilities, and a restaurant open to the public, including green roofs with seating areas.

The close relationship between the hotel and the residential tower will create a functional ensemble that will significantly enhance the broader local area and offer new services to residents, city dwellers, and visitors alike, including a restaurant.
